What's Included?

  • Each sweep includes a visual inspection of the chimney stack and pot from the ground as well as the visible area of the inside of the chimney.
  • General safety issues such as ventilation and presence of a carbon monoxide alarm are also checked.
  • At the conclusion of every sweep a smoke draw test is carried to ensure the appliance and chimney are behaving as expected.
  • A safety certificate is always issued including any recommendations.

Variations

On occasion we come across an unexpected situation that could impact on the final price of a job.  Rest assured that we won’t make any additional charges without discussing the situation with you first.  Most chimneys are completed within 1 hour.  We allow up to 1.5 hours per flue included in the prices above, thereafter a charge of £35 per 1/2 hour applies.

If it is not possible to unload and load our van reasonably near to the door of your property or the property has to be accessed via multiple steps then we may charge a small access fee for the additional labour involved (usually just £5-£10).  It usually takes two or three trips from the van to get all of the equipment needed into your property.

If you live in a resident parking zone you may wish to put our van on your visitor permit for the duration of our visit.  If we have to pay to park we will pass on the charge at cost.  Where it is reasonable to do so we will try to use free parking.

We do not charge VAT.

*These appliances require additional work if they are to be swept properly.

Call out fee

Unfortunately on rare occasions it is not possible to sweep a chimney or flue – usually because the installation is unsafe but there could be other reasons.  In such cases we may charge a call out fee of £35 per flue to cover the visual inspection and report (if required) as well as our time and travel.

Cancellations

If you are unable to keep a booked appointment please give us as much notice as possible so that we can try to fill your appointment.

If we are unable to gain access to your property for a booked appointment or if less than 24 hours notice of cancellation is given we may charge a discretionary missed appointment fee of up to £35 per flue to contribute towards loss of earnings.
